Some of our best projects come through referrals from designers—and a few of those partnerships have lasted more than 20 years. This Del Mar hardwood refinishing project was one of those trusted referrals.

The homeowners wanted to remove the embedded fade lines left by area rugs in their main living space and master bedroom. They also asked us to restore the stairs, hallways, kitchen, and dining room flooring, which had noticeable wear from daily use.

One of the first steps in a refinishing project is determining how thick the wood layer is. Luckily, this home had in-floor register vents, which gave us easy access to measure the engineered hardwood. We found that the floor had a light bevel, but it was still thick enough to allow for a thorough sanding. That gave us confidence we could remove most of the sun-fade lines, as well as the heavy wear at entryways, the kitchen, and the stairs.

The homeowners helped the process by moving all the furniture before we arrived. Even though they stayed with family during the project, we still provided full plastic sheeting and dust containment to keep their home as clean as possible while we worked.

Within just a couple of days of sanding, it was clear the transformation was going to be dramatic. The tan lines from rugs disappeared, and by removing much of the bevel, the refinished floor took on a smoother look that’s easier to maintain, more water resistant, and far more modern in appearance.

The end result was a beautifully restored hardwood floor that not only enhanced the home’s style but also added years of durability.
