When your esteemed realtor referral partner urgently calls you on a Tuesday with a request to change the carpet in one of her clients’ condos by the weekend, you leap into action. Luckily, a finishing project freed up our schedule, allowing us to commence on Thursday – a rarity given our typically booked schedule extending at least a week in advance.
We swiftly prepared a proposal ahead of my visit the next day. Armed with color options, I took precise measurements, and prepared a comprehensive scope of work. I also captured photos for documentation for the HOA.
This challenge unfolded when the HOA rejected recently installed vinyl plank flooring, causing a delay in escrow closure. This unapproved flooring failed to meet sound requirements, necessitating its removal and replacement with new carpet and padding in the entry, living room, dining area, hall, bedroom, and closet…prior to escrow closing!
Quick thinking enabled us to prioritize the owner’s bedroom on the first day to ensure a comfortable night’s sleep. Subsequently, we seamlessly transitioned to the living and dining areas on Friday. During the removal process, we discovered the absence of required sound insulation, validating the HOA’s concerns.
A public service announcement: When contemplating hard surface flooring in a condo with attached units over two floors, comply with a minimum 66 STC (Sound Transmission Coefficient), subject to HOA specifications. Each association may have distinct requirements to consider.
Despite the unexpected challenges, we successfully completed the project by Friday, ensuring a speedy 14-day escrow turnaround. The realtor and owner expressed their satisfaction, and we take pride in navigating a potentially stressful situation with composure and efficiency.
