We recently partnered with a trusted property manager on a flooring renovation for a charming home in the historic Mission Hills neighborhood of San Diego. The homeowner had recently inherited the property and wanted to make a few key updates before offering it as a rental.
Our team met with the property manager and homeowner to review several vinyl plank flooring options—keeping in mind both durability and visual appeal for long-term tenants. Once a beautiful, low-maintenance style was selected, we began the removal of the existing flooring—and that’s when we uncovered a few hidden challenges.


Due to years of moisture intrusion and poor drainage around the home, the concrete slab had experienced substantial settling. This led to major unevenness in the subfloor, which would compromise any new flooring if left untreated.


To address the issue properly, we performed extensive grinding and leveling work—far more than typically expected.


We then applied a premium moisture barrier system and reinforced it with an additional 6-mil plastic underlayment to protect the new flooring from future moisture issues.


Thanks to the extra preparation and attention to detail, the finished project looks fantastic and is built to last for years of use by future tenants. This Mission Hills property now has a refreshed, rent-ready interior that combines both beauty and resilience.
