Some projects are about more than just new flooring—they’re about continuity, craftsmanship, and bringing a home together in a way that feels effortless.

This project came to us through a trusted, long-time partnership with Pacific Restoration, where the goal was clear: seamlessly extend the look and feel of the existing downstairs flooring throughout the upstairs living spaces.

Blending Old with New

During our initial consultation, the homeowners shared their vision—create a cohesive, coastal-inspired aesthetic that flows naturally from one level of the home to the next. The challenge? The original downstairs flooring was no longer available.

Matching an existing floor without access to the original product requires both experience and a sharp eye for detail. Every tone, grain pattern, and finish matters—especially in highly visible areas like staircases, where transitions can make or break the overall look.

The Hidden Challenge: Subfloor Preparation

As the upstairs remodel progressed, we uncovered a common but critical issue—significant unevenness in the plywood subfloor where carpet can hide a lot. Hardwood cannot.

To meet strict installation standards, hardwood flooring requires a surface that is flat within 1/8 inch over 10 feet. Achieving that level of precision meant more than just surface adjustments—it required the contractor to carefully remove sections of the existing plywood, reinforcing the structure, and rebuilding the subfloor to exact specifications.

This step is often overlooked, but it’s the foundation—literally—of a long-lasting, high-quality floor.

Crafting the Perfect Match

With the subfloor properly prepared, we moved forward with installation using Reward Flooring Costa Collection Oak Ancona—a stunning choice that captures the soft, natural tones of coastal living.

We installed new flooring and baseboards throughout:

  • Hallways
  • Staircase
  • Guest bedrooms
  • Master bedroom

The result is a clean, cohesive environment that mirrors the downstairs aesthetic while elevating the overall feel of the home.

The Staircase Test

If there’s one place where flooring continuity is put to the test, it’s the staircase.

This transition point demands near-perfect alignment in color and style—and despite the original material being discontinued, the final result came remarkably close. The staircase now acts as a visual bridge between levels, tying the entire home together.

Solving Past Construction Issues

While the master bedroom presented an additional challenge from a previous remodel, it had extended the space by about six feet—but the work hadn’t been properly leveled.

This left noticeable inconsistencies, especially where the old tile met the new flooring. While we addressed as much as possible during installation, the bathroom area required a follow-up to properly align with the newly leveled floors.

It’s a great example of how proper preparation—and sometimes revisiting past work—is essential to achieving a truly finished result.

The Final Outcome

What started as a desire to “match upstairs to downstairs” became a full transformation rooted in craftsmanship, precision, and thoughtful material selection.

The end result:

  • A seamless, cohesive design throughout the home
  • Improved structural integrity beneath the surface
  • A fresh, coastal-inspired aesthetic that feels both natural and refined
